The Brief

The client needed a complete flooring solution for an 11-bed HMO, covering a mix of communal, private and practical areas.

The main requirements were:

LVT flooring across three floors of communal spaces

LVT in kitchens and en-suites

Carpets fitted in all bedrooms

Carpets fitted on the stairways

A clean, consistent finish throughout the property

Completion before Christmas

Our Approach

We selected and installed flooring that suited the different uses across the property. In the communal areas, kitchens, hallways and en-suites, LVT was the right choice because it gives a smart wood-effect finish while also being practical for busy shared spaces.

For the bedrooms and stairways, carpets helped soften the feel of the property and made the private areas more comfortable. This combination gave the HMO a balanced finish, with durable flooring where it was needed most and a warmer feel in the living and sleeping areas.

The project covered multiple rooms and floors, so careful planning was important to keep the finish consistent and ensure each area was completed efficiently.

The Result

The finished property now has a clean, modern and practical flooring scheme throughout. The light wood-effect LVT gives the communal areas, kitchens, corridors and en-suites a fresh, easy-to-maintain finish, while the carpets in the bedrooms and stairways add comfort and warmth.

This project is a good example of how the right mix of flooring can work well in an HMO or rental property, especially where durability, appearance and comfort all need to be considered.
